The project involves adding 3 new floors to the current 2-storey building, resulting in 6 flats (four 2-bedroom and two 1-bedroom) while keeping the MOT business on the ground floor. Located in Brockley (Zone 2, Central London) near Brockley Station, the site is ideal for commuting and provides easy access to local amenities and public transport, promoting a car-free lifestyle with parking for 14 bicycles.

The proposal is the first phase of a comprehensive development of the adjoining corner site which has the potential to provide 50-60 flats and 5 commercial units and major improvements to the public realm.

The design aligns with the surrounding area, reflecting nearby mixed-use developments of similar height. By extending the building footprint to match neighbouring structures, the proposal complements the local streetscape while accommodating the MOT business.
